CARI GILL, CPA

Senior Development Consultant

Cari is a Senior Development Consultant with BETCO Housing Lab.  In this role she works with clients on the details of affordable housing development; from initial project planning to construction completion and everything in between. This work primarily consists of assisting with site selection, preparing funding application packages, and sourcing appropriate debt and equity solutions to best meet the needs of the development.  With over 20 years’ experience in affordable housing, she is able to collaborate stakeholders to provide detailed analysis and recommendations at every phase of development including cost certification, compliance, and ongoing asset management, if needed.   

 

Prior to joining BETCO, Cari held a variety of underwriting, development, compliance, and asset management positions in both the government and private sectors. She began her career in affordable housing as an underwriter for the Texas Department of Housing and Community Affairs where she had the opportunity to underwrite complex financial structures in multifamily housing developments funded with tax credits, bonds, and the direct loan programs offered by the State Allocating Agency. She was quickly promoted into leadership positions within the agency and in 2013 played an integral part in establishing the Asset Management Division responsible for providing post award activity services to owners.  Through her efforts, Asset Management Rules were created and standard operating procedures established.

 

Cari holds a BA in Social Work and an MBA from St. Edward’s University and has obtained various industry certifications including Housing Credit Certified Professional (HCCP), Certified Occupancy Specialist (COS), and Accredited Residential Manager (ARM).

Lora Myrick's experience with state and federal program rules allows her to put together a concise and complete application package ensuring compliance with all required rules and regulations, while allowing for creative approaches to increase the likelihood of receiving funding. 

Life is not about waiting for the storm to pass but learning to dance in the rain.  

Why: “I’m a big believer that every cloud has a silver lining. Life often throws us situations that aren’t ideal or planned and instead of being pessimistic, you have to wait out the “rain” because on the other side will be a new day, a silver lining or perhaps even a rainbow you weren’t expecting. And while you wait…DANCE!” 
 

Over the last decade she has worked on almost all “sides of the table” in affordable housing including property management/compliance, bond issuance/underwriting, affordable housing development, compliance and asset management.  She also has experience working with complex deal structures, workout solutions and Year 15 issues including Right of First Refusal and Qualified Contract.
